We work diligently to maximise the value of your land by securing planning permission tailored to suit your site and constraints and then invite competitive bids for the land by sending our procurement and technical packs to investors as well as regional and national high volume house builders.
We commit and pay all survey and planning fees (including all your legal fees) associated with the planning application and take our return only when the site is sold with the added value of planning permission to the highest-bidding house builder.
Our expert team uses its knowledge of national and local planning policy, and is alert to opportunities in adding value to our schemes by including Retail, Education and Extra Care elements where possible.
We never own your site, therefore you can continue to use your land throughout the process as long as it won’t affect the ongoing planning application.
We look for sites on the edge of sustainable towns and villages with a range of local services and most of our sites are delivered and built within a year of the planning application being achieved.
How it works
Step 1
We consider your site together with its constraints and if your land has planning potential we make an offer to enter into a legal agreement with you to obtain planning permission and sell your land. No fees are payable until we sell your land.
Step 2
Your site will be appointed a team including a planning consultant, architect, civil engineer and planning manager. We work with the local authorities and council members as well as undertaking community engagement before typically submitting a planning application within six months (depending on the size and complexities of the application).
Step 3
If in the unlikely event we are refused planning permission by the local authority we will look after the entire appeal process for you. We have a 100% success rate in appealing all refused applications via the Planning Inspectorate.
Step 4
Once we’ve achieved planning permission on your land, we will agree a marketing strategy with you. Our team of in-house experts prepares a Procurement & Technical Pack which contains all plans, surveys and reports. This is sent to all national & regional house-builders to competitively bid.
Step 5
After the initial bid stage, a shortlist of 2-3 companies will be made and ‘best and final’ bids will be invited. From this, a final preferred bidder will be selected to purchase the site. Our legal team then takes care of the sale for you.
