We offer regional and national house builders sustainable stategic land opportunities in high-value areas across the North West of England.
All our sites are diligently masterplanned to maximise receipts and achieve good sales rates. We work around site constraints and provide excellent areas for development, taking into account local policy such as settlement growth rates, affordable housing and open space.
Ecology, Arboricultural, Highways, Surface Water and technical solutions are resolved during our in-house planning process, enabling you, the house builder, to begin the process of building homes without delay.
At any point in time, our expert team will be working on several sites at various stages of the procurement process and we play a major part in the contribution to England’s and Wales housing shortage, delivering planning permission for several hundreds of new plots each year.
How it works
Step 1
Our expert team uses its thorough knowledge of national and local planning policy to secure planning permission on a site before preparing a Procurement & Technical Pack which contains all plans, surveys and reports. This is sent to national and regional house-builders to competitively bid.
Step 2
After the initial bid stage, a shortlist of 2-3 companies will be made and ‘best and final’ bids will be invited. From this, a final preferred bidder will be selected to purchase the site.
“We’ve recently liaised with the Lingfield team through the appeal process to be able to progress housing schemes on the site of a former North Wales petrol station and in Cheshire’s green barrier, both of which will provide much needed new homes. As a niche developer with a reputation for building in highly desirable neighbourhoods, working with land and planning specialists like Lingfield allows us to use our shared expertise and industry experience to progress sites through the planning process to create new communities and help tackle the housing shortage”
